I have run the numbers for residential properties ONLY for January 2009 in the three markets that I am asked about the most. If you have an area you would like me to search for you - by all means, ask - I am happy to provide you with current data. Please remember:* Pending status does not guarantee a closed sale
Here is what I have found:
ASHLAND
2008 - closed sales: 8 - days on market: 156 - median price: 407,000 (*note- a home closed for 1.6 million in 1/08)
2009 - closed sales: 7 - days on market: 107 - median price: 299,000
PENDING: 30!! average days on market: 237 - median price: 459,250 (*note - of those PENDING in Ashland 4 homes are over 1 million, 1 over 2 million and 1 over 3 million!)
TALENT
2008 - closed sales: 3 - days on market: 189 - median price: 316,000
2009 - closed sales: 3 - days on market: 254 - median price: 239,000
PENDING: 10 - average days on market: 168 - median price: 284,500
JACKSONVILLE

PENDING: 5 - average days on market: 293 - median price: 340,000
I know getting in the game with RE at this point can still seem like a scary venture. But, if you are looking for a home, or an investment property NOW could be a perfect time to make the leap. There are a number of properties available that are priced very competitively - add that to the low interest rates that are still available and you may have a winning ticket. Certain areas of the Rogue Valley also fall within the guidelines of the USDA rural development program and 100% financing can be done. As you would imagine, the guidelines for this are strict, but I have a couple of different Mortgage Brokers I can recommend that can give you the run down on what is needed to qualify.
